The terms that apply when you use the Apex website or submit a property for company lease assessment.

These Terms of Service (“Terms”) apply to your use of the Apex website and to any property enquiry you submit to us. By using this site, you agree to these Terms. If you do not agree, please do not use the site or our services.

In these Terms, “Apex,” “we,” “us,” and “our” mean Apex, a London property sourcing and company lease partner. “You” means the person visiting the site or the property owner, landlord, agent or representative who contacts us.

Our services

We source and assessment London properties for long company lease opportunities connected to council and housing provider accommodation demand. Property types may include HMOs, blocks of flats, portfolios, and houses or flats with 2+ bedrooms. Any description of our work on this site is general information, not a promise that a property will be accepted or leased.

Property assessments

Property assessments are based on the information available at the time you submit it. An assessment is not a binding offer, valuation, lease agreement or guarantee that a council or housing provider will accept the property.

If a property appears suitable, next steps may include due diligence, compliance checks, inspection, lease negotiation and written agreement.

Property information and access

You agree that information you provide about a property is accurate to the best of your knowledge. This may include ownership or authority to act, address, bedroom count, planning or licence status, safety documents, current occupation, availability, condition and rent expectations.

Where a viewing, inspection or compliance assessment is needed, safe and lawful access must be arranged before any agreement can proceed.

Lease terms

Any rent, lease length, management responsibility, maintenance obligation, access right, handback condition or payment arrangement must be confirmed in a written agreement. Website wording, calls and emails are not a substitute for signed terms.

Information on this site is general only. You should take your own legal, tax, mortgage, insurance or financial advice before entering into a company lease or any related property agreement.

Third-party partners
